The Islands

Turks and Caicos Islands guide: what each island actually offers

Eight inhabited islands, each with its own character. Most visitors see only Providenciales. Here is the full picture.

Main island

  • Long Bay Beach: kitesurfing capital
Capital island

Grand Turk

  • Cockburn Harbour: handsome colonial settlement
Tranquil

Salt Cay

Must-try foods

Cracked conch, conch fritters, Caribbean lobster (in season August to March), steamed fish (local snapper or grouper with onions and island spices). Order steamed fish wherever you see it listed.

Turks Head Brewery and The Taproom

TCI's only brewery, open since 2001 in the Discovery Bay area of Providenciales. A local institution. The five core beers have names as distinctly Caicosian as the islands themselves:

I-Ain-Ga-LieFlagship lager. Light, crisp. The most-ordered beer in TCI.
I-Soon-ReachLight lager. Lower calories, same island refreshment.
Down-Da-RoadIPA with guava and papaya aromas. Hop lovers' delight.
Gon-Ta-NortAmber ale. Full-bodied with caramel and fruit notes.
Gone-Ta-SoutStout. Named after the South Caicos fishing run.

The Taproom: Neapolitan pizza from a wood-fired oven, 8+ beers on tap, Happy Hour Mon–Thu 4:30–6pm. Brewery tours Mon–Sat at noon, walk the catwalk over the fermenters. The cheapest case of beer in TCI is at the TC Crystal shop on site. Taproom-exclusive: 649 Strong Ale (6 grain types, 4 hop varieties, ~9% ABV).

turksheadbrewery.tc 52 Industrial Drive, Discovery Bay · (649) 941-3637

Community Voice

What residents and long-timers actually say

TCI Insider is built on local knowledge. These are the community signals we track to keep it honest.

Google Maps

The most reliable source for current opening hours, recent photos and honest reviews from locals and returning visitors. Search any business on Google Maps before you go. Hours change and closures happen. Filter by "Most recent" to see what people said last month, not three years ago.

TripAdvisor

Best used for restaurants, hotels and experiences where volume of reviews matters. TCI has a small, active reviewer community: regulars and long-stay visitors who know the difference between a great night and a bad one. Sort by "Traveler rating" and read the 3-star reviews, they're usually the most accurate.

Provo Community Board

The Facebook group that runs the island. If you want a plumber, a recommendation for a school, or to know if a restaurant has closed, this is where locals ask. Residents have been known to get service recommendations, hire contractors and warn each other about dodgy businesses. All on this one page. Essential for anyone who lives here.

Local press

The TCI Sun and TC Weekly News cover government decisions, planning approvals and community issues that affect residents directly. Magnetic Media is the best source for breaking news. Between the three, you'll get a picture of what's actually going on politically and commercially. Important context if you're buying property or starting a business here.

Finding your TCI

Dining out in TCI is as much about finding places that match your vibe and getting to know the staff, owners and regulars as it is about the food. It's a small community, and feeling welcome wherever you go is what makes the island genuinely special. The best version of TCI is the one where you become a regular somewhere.

How to use this guide

Every restaurant, school, doctor, law firm and business listed here has been verified. But things change. Always call ahead, check Google Maps for hours, and cross-reference TripAdvisor for restaurants you're spending serious money on. If you spot something that's moved, closed or changed, let us know via the Provo Community Board.

Thursday Fish Fry

The Thursday Island Fish Fry: TCI's unmissable weekly event

Every Thursday evening at Stubbs Diamond Plaza, The Bight, Providenciales. The most important thing you will do in TCI if you happen to be here on a Thursday.

The Thursday Fish Fry is a genuine community institution, not a tourist production. Local vendors set up in the plaza, sell fresh-grilled fish, cracked conch, ribs and local food. Junkanoo bands play, children run around, residents bring their families and visitors who stumble in are welcomed entirely.

It runs from roughly 6pm to 9–10pm. The energy peaks around 7:30pm. Bring cash, most vendors don't take cards. Dress is casual. There is nowhere in TCI that has the best local vibe of anywhere on the island.

Practical tip: Negotiate your return taxi pickup at the start of the evening and give the driver your WhatsApp number. The Fry fills up and taxis disappear by 9pm. Without a pre-arranged driver you will be waiting 40 minutes in the dark.

Fish Fry essentials

  • When: Every Thursday evening, from around 6pm
  • Where: Stubbs Diamond Plaza, The Bight, Providenciales
  • What to order: Grilled snapper or grouper, cracked conch, local cocktails
  • What to bring: US cash in small bills, appetite, comfortable shoes
  • Parking: Limited. Take a taxi or have your rental car driver drop you
  • Attire: Casual. This is a community event

Activities and Experiences

Activities and experiences in Turks and Caicos

From world-class diving to kayaking turquoise lagoons, walking rescue puppies and watching wild stingrays.

Snorkelling

Bight Reef at The Bight Settlement is the best accessible shore snorkel in TCI. Expect rays, reef sharks, sea turtles and dozens of tropical fish species from the beach. No boat required. The barrier reef one mile offshore keeps the water glassy calm year-round.

Diving

TCI is a world-class dive destination. Grace Bay barrier reef, Caicos Wall, West Caicos seamounts, French Cay and Grand Turk Wall. Visibility regularly 100+ feet. Best independent booking rather than through your resort.

Chalk Sound kayaking

Chalk Sound National Park has the most extraordinary turquoise shallow lagoon in the Caribbean. Kayak through it on a clear morning. One of the best free activities on Provo. Sapodilla Hill nearby has 200-year-old sailor carvings in the rock.

Boat tours and charters

Half-day shared tours from $150pp include snorkel stops and secluded beach visits. Private charters from $800–$1,200 per boat (half-day). Little Water Cay (Iguana Island) and Half Moon Bay sandbar are the classic route. Some captains find JoJo the resident wild dolphin.

Kitesurfing

Long Bay Beach is one of the finest kitesurfing locations in the Caribbean. Shallow warm water, consistent trade winds 10 months of the year, and enough space for dozens of kites in the air at once. Multiple schools operate on the beach for all levels from complete beginners upwards. See the pricing guide below for operators.

Potcake Place

Walk a rescue Potcake dog on Grace Bay Beach. Free, no commitment, open Mon–Sat from 10am at Saltmills Plaza. Full international adoption available. One of the best things you can do in TCI regardless of whether you're staying for a week or a lifetime.

eFoiling

An electric hydrofoil board that lifts you 3–4 feet above the water, with no waves or wind needed. No experience required and most people are up on their first lesson. Several operators run sessions across Grace Bay, Long Bay and Conch Bar. See the pricing guide below for operators.

Whale watching

January to April, humpback whales migrate through the Turks Island Passage south of Grand Turk and Salt Cay. Some boat operators specifically time tours around the migration. One of the most extraordinary wildlife encounters in the Caribbean.

Beaches

Every major beach in Turks and Caicos

All beaches in TCI are public below the high water mark. No resort can legally restrict access to the sand and sea.

Providenciales

World's best

Grace Bay Beach

3.2 miles of powder-white sand on the northeast coast of Providenciales. Protected by a barrier reef one mile offshore, the water is calm, clear and warm year-round. World's Best Beach multiple times. A neighbourhood on Providenciales, not a separate island.

Family favourite

Taylor Bay

The best family beach on Provo. Knee-deep water stretching far out. Completely calm. On the southwest coast. A car is essential to reach it but the journey is worth it.

Leeward

Leeward Beach

On the northeast coast east of Grace Bay. Beautiful, less visited than Grace Bay and equally good water quality. Near the Leeward Marina area.

Kitesurfing

Long Bay Beach

The kitesurfing capital of TCI on the southeast coast. Long, windswept and rarely crowded. The growing South Bank resort development has added restaurant options nearby.

Secluded

Malcolm's Road Beach

Northwest Provo. Wild, remote and spectacularly beautiful. Drive northwest until the road ends. One of the best undiscovered beaches on the island.

South coast

Sapodilla Bay

A sheltered, calm bay on the southwest coast. Shallow, glassy water that is perfect for children and paddleboarding. Less known than Grace Bay, with a fraction of the visitors.

Outer islands

Middle Caicos

Mudjin Harbour

One of the most spectacular beach and cliff scenes in the Caribbean. A dramatic arc of sand below limestone bluffs, with a sea cave accessible at low tide. Often completely empty.

North Caicos

Whitby Beach

A long, calm and virtually deserted stretch of sand on the north coast of North Caicos. The kind of beach that takes about 10 seconds to understand why people move here.

Salt Cay

Salt Cay beaches

Several wild, undeveloped stretches on one of TCI's most remote inhabited islands. North Beach and the beach near the Windmills Plantation are the most visited. No crowds, ever.

South Caicos

Cockburn Harbour area

South Caicos has some of the most untouched coastline in TCI. The beaches near Cockburn Harbour reward visitors who make the effort to get there, with exceptional reef just offshore.

Grand Turk

Governor's Beach

A calm, protected beach on the west coast of Grand Turk. The water is clear and shallow. One of the best beaches on the island and a short walk or taxi from the cruise port.

Pine Cay

Pine Cay Beach

A private island with one of the most beautiful and untouched stretches of beach in TCI. Accessible to guests of The Meridian Club. Three miles of completely undeveloped sand.

Reef-safe sunscreen: Chemical sunscreens containing oxybenzone and octinoxate are harmful to coral reefs. Please use mineral sunscreen, or buy locally from Wildflower Skincare Lab, TCI's own reef-safe skincare range made on Providenciales, available at Grace Bay spas, resorts and at wildflowerskincarelab.com.

Economy cars start around $60–$80 per day with all fees included; SUVs, 4x4s and Jeeps typically $120–$200+ per day. Many advertised rates exclude taxes and fees. Always confirm the all-in price. Rates are significantly higher in peak season (December to April). All vehicles are left-hand drive, driving is on the left. An international driving permit may be required depending on your nationality, check before travel. Traffic drives on the left. Check local road rules before you drive.

Roundabouts: UK rules

Traffic flows clockwise. Give way to vehicles already on the roundabout. Enter only when clear. The main roundabouts visitors encounter are the Suzy Turn junction and on Leeward Highway.

Taxis

TCI taxi rates are government-regulated and charged per person, not per vehicle. Always confirm the total fare for all passengers before getting in.

Grace Bay to Five Cays$12–$15
Grace Bay to Blue Hills$12–$15
Grace Bay to Chalk Sound$20–$25

Traffic hotspots

Blue Hills Road (7–9am)

The school run causes significant congestion on Blue Hills Road in the morning. Allow extra time if travelling by taxi in the morning.

Suzy Turn junction (all day)

The junction of Leeward Highway and the road to Turtle Cove. The roundabout here is one of the most common sources of confusion for new drivers.

Grace Bay Road (5–6pm)

Evening rush hour on Grace Bay Road. Light by most standards but noticeably slower than other times of day. Not worth stressing about.

Night driving: Road lighting is limited outside Grace Bay and Leeward Highway. Take extra care driving after dark, particularly on Blue Hills Road and the northwest coast roads.

This data comes from Where When How: Turks and Caicos Islands, one of the most valuable resources ever produced about these islands. For decades they have chronicled TCI life in a way that nobody else has come close to matching, shining a spotlight on local restaurants, businesses, personalities and the stories that make this place what it is. Their seasonal magazine is a genuine labour of love and a gift to anyone who lives here or visits. If you have not already, explore their archive at wherewhenhow.com and pick up a copy next time you land at PLS. They deserve every bit of support.

Living in Turks and Caicos

What it's actually like to live in TCI

An honest account from long-term residents. The good, the expensive and the things nobody tells you before you move.

TCI is an excellent place to live, genuinely. Beautiful environment, very low crime, no income tax, no annual property tax, English-speaking, politically stable, excellent flight connections to North America. The cost of living is the single biggest shock for newcomers. Almost everything is imported. Groceries run 2–3× US prices. Electricity is extremely expensive. Internet is improving but still variable. These are the trade-offs for paradise.

Cost of living estimates

Rent (1BR)

$1,800–$3,500

Per month. Grace Bay area. Longer leases and distance from Grace Bay reduce cost significantly.

Rent (3BR villa)

$4,000–$10,000+

Per month. Canal-front or private pool. Falls sharply outside high season.

Groceries

$800–$2,500+

Per month. A couple can expect $800–$1,200; families with children typically $1,500–$2,500 or more. Almost everything is imported, costs are significantly higher than the US. Graceway Gourmet and IGA are the main supermarkets.

Electricity

$300–$600+

Per month. Pelican Energy TCI. Air conditioning is constant, costs are very high. Solar becoming common.

Dining out

$60–$150

Per couple per dinner at a mid-range restaurant including drinks. Add 22% for resort restaurants.

Car hire / own

$60–$200+/day

Economy from $60–$80/day; SUVs and Jeeps from $120–$200+/day. Or $15,000–$30,000 to buy a used car. For new vehicles, reach out to local dealerships for current availability and financing.

Healthcare in TCI

Healthcare in Turks and Caicos: what you need to know

TCI has reasonable healthcare provision for routine and moderate medical needs. For serious emergencies, medical evacuation to Miami or Nassau is the real safety net. Comprehensive travel and medical insurance with medevac cover is essential.

TCI does not have a public hospital in the traditional sense. Cheshire Hall Medical Centre on Providenciales is the main hospital, managed by InterHealth Canada under a government contract. It handles most routine and moderate medical needs competently. For serious trauma, cardiac events and complex surgery, medevac to Miami is the standard protocol.

Medevac costs approximately $50,000 per flight to Miami or Nassau. Comprehensive health insurance with medevac cover is non-negotiable for residents and strongly advised for visitors. Do not arrive without it.

The recompression chamber for diving injuries is operated by Associated Medical Practices on Leeward Highway, one of only two decompression chambers in TCI.

Reef-safe sun protection

At altitude and in tropical sun, UV exposure is significantly higher than at home. Reef-safe mineral SPF 30+ applied every 2 hours is the minimum for reef snorkelling. Wildflower Skincare Lab is TCI's locally made reef-safe brand.

No unusual diseases

No malaria, no yellow fever, no unusual endemic diseases. TCI is generally clean and safe from a public health standpoint.

Pharmacy availability

Grace Bay Pharmacy (Neptune Court, adjacent to Grace Bay Medical) and Sunset Pharmacy Plus (Airport Road) are the two most convenient pharmacy locations on Provo. Both stock a reasonable range of medications but complex prescriptions may require advance arrangement or importation.

Residents Hub

Moving to and living in Turks and Caicos: the practical guide

Work permits, residency, banking, freight and the practical machinery of life in TCI.

Work permits

All non-Belongers (non-TCI nationals) working in TCI require a work permit. Work permits are issued by the Labour and Immigration Department. Permits are employer-sponsored; your employer applies on your behalf. Permits typically run for 1 year and are renewable. Some categories (doctors, certain professionals) have dedicated pathways. Processing can take 4–12 weeks.

Working without a valid permit is a serious offence and can result in deportation. Ensure your paperwork is in order before your start date.

Residency and permanent residency

Permanent Residency Certificate (PRC): Available after 10 years of lawful ordinary residency or after purchasing qualifying real estate. The real estate route requires a minimum investment typically around $1M, though the exact threshold is subject to policy updates. Verify with an immigration attorney. TCI does not offer citizenship by investment.

Annual Renewable Residency: For those who can demonstrate financial independence (income or savings sufficient to support themselves without working in TCI). Available without any property purchase requirement.

Contact Miller Simons O'Sullivan (mslaw.tc) or Stanbrook and Pardue for current guidance on residency applications.

Banking in TCI

Opening a bank account as an expatriate in TCI has become more stringent following international anti-money-laundering regulation changes. Expect to provide source of funds documentation, proof of address in TCI and employment/income verification. Allow 4–8 weeks for account opening.

RBC

RBC Royal Bank

Providenciales and Grand Turk. The most widely used bank by expatriates and high-net-worth individuals. Full personal and commercial banking. Online banking available.

SC

Scotiabank

Grace Bay Road, Providenciales. Part of the Canadian Scotiabank network. Personal and commercial banking.

CB

CIBC Caribbean

Providenciales. Formerly FirstCaribbean International Bank. Regional Caribbean bank with ATM network.

Freight forwarding

Most TCI residents use a Miami freight-forwarding address to import goods. The most commonly used services are:

BW

Buds Wholesale / Henry's

The most established freight forwarding operation in TCI. Regular Providenciales deliveries. A Miami warehouse address is issued so you can order from US retailers.

DS

DHL and FedEx

International courier services operate in TCI. Duties apply on arrival for commercial goods. Use for time-sensitive shipments.

Import duty: Most consumer goods attract 25–35% import duty. Vehicles attract 65%. Food items vary. Many staples attract 0%. Electronics typically 10–25%. Work with your freight forwarder on duty estimates before ordering.

Tax environment

No income tax, no capital gains tax, no inheritance tax, no annual property tax. The tax environment is one of the best of any property market in the world.

Capital appreciation

Grace Bay beachfront property has appreciated consistently over 20 years. New supply is limited by geography and planning. Demand from North American and European buyers continues to grow.

Good to Know

A few practical tips before you arrive in TCI

Small details that help visitors settle in quickly and get the most from their time in the islands.

Finding recommendations

As in most resort destinations, some staff you meet may have partnerships with particular restaurants or activity providers. This is normal and most recommendations are genuine. Cross-reference any suggestion with this guide, Google Reviews or TripAdvisor for higher-cost activities.

Taxi fares

TCI taxi rates are government-regulated and charged per person, not per vehicle. Confirm the total fare for all passengers before you set off. It saves confusion at the end of the trip. Our taxi rate table in the driving section has the approximate figures.

Resort restaurant bills

Resort restaurants automatically add a 12% government tourism tax plus a 10% service charge: 22% on top of the menu price. Check the bill when it arrives. There is usually no need to add an additional tip on top.

No alcohol at supermarkets on Sundays

Alcohol cannot be purchased from supermarkets, off-licences or convenience stores on Sundays. Restaurants and bars are still fully licensed to serve. Stock up on Saturday if you need anything for a Sunday at the villa.

Cancellation policies on tours

Cancellation terms vary by operator, so worth asking before paying for private charters and diving. Most reputable operators are flexible. Operators with strong TripAdvisor ratings are generally safer for larger bookings.

Bring receipts for valuables

TCI customs can ask about valuable items (cameras, jewellery, electronics) on arrival or departure. Having original purchase receipts (or photos of them) on your phone makes this straightforward.

Beach access is public

All beaches in TCI are public below the high water mark by law. No resort can restrict your access to the sand and water. The sunbeds and umbrellas belong to resort guests, but the beach itself is open to everyone.

Grand Turk cruise pier dining

For a more authentic experience of Grand Turk, walk or take a short taxi from the Cruise Center into Cockburn Town itself, a much better taste of the island and generally better value.

Tipping practice

15–20% is standard at restaurants where service is not already included. For guided tours, boat captains and dive guides, $10–$20 per person per day is customary if service was good.

Grand Turk Cruise Guide

Making the most of 6 hours in Grand Turk

Most cruise ships dock at Grand Turk for 6–8 hours. Here is how to spend them well.

1

Walk into Cockburn Town (30 min)

The Cruise Center itself has shops and a beach, but the real Grand Turk is a 15-minute walk or a $4–5 taxi into Cockburn Town. Duke Street has some of the finest colonial architecture in the Caribbean. The TCI National Museum is on Front Street.

2

TCI National Museum (1 hour)

Front Street, Cockburn Town. Built around the Molasses Reef wreck, the oldest European shipwreck ever excavated in the Americas (c.1513). The permanent collection is genuinely world-class for a museum of this size.

3

Governor's Beach (2 hours)

A mile north of the Cruise Center by taxi ($4–5 each way). Pristine, rarely crowded, beautiful. The best swimming beach on Grand Turk. Bring snorkel gear from the ship. Excellent shallow reef just offshore.

4

Gibbs Cay stingray tour (2 hours)

A boat trip to a sandbar where wild southern stingrays come to be fed. Snorkelling, stingrays and colourful reef fish. One of the most memorable cruise excursions in the Caribbean. Book through a local operator at the pier rather than through the ship for better pricing.

FAQ

Frequently asked questions about Turks and Caicos

Resident and property FAQ

Is tap water safe to drink in TCI?

Yes. Almost all water across TCI is produced by reverse osmosis from seawater and is safe to drink from the tap. Many residents and visitors prefer TC Crystal Water, produced right here in Providenciales at the same site as Turks Head Brewery. Available everywhere. Good value for a locally made product.

Is there annual property tax in TCI?

No. There is no annual property tax in TCI. A one-time stamp duty of 10% applies on purchase. After that, no ongoing tax liability on the property itself.

Can foreigners buy property in TCI?

Yes, with no restrictions. The TCI Government guarantees fee simple (freehold) title and places no limitations on foreign individual ownership. Strongly recommend retaining a TCI-qualified property attorney for any purchase. Contact Drew at soldby-drew.com for buyer's guidance.

How do I get a work permit in TCI?

Work permits are employer-sponsored; your employer applies on your behalf to the Labour and Immigration Department. Processing typically takes 4–12 weeks. You cannot legally begin work until the permit is issued. Contact gov.tc/labour for current requirements.

What are TCI bank account requirements?

Expect to provide: proof of identity (passport), proof of TCI address, source of funds documentation, employment or income verification. Anti-money-laundering regulations have made the process more stringent in recent years. Allow 4–8 weeks for account opening with RBC, Scotiabank or CIBC Caribbean.

Visitor FAQ

Do I need a visa to visit TCI?

US, UK, Canadian and EU passport holders do not need a visa. Passport must have at least 3 months remaining validity and 2 blank pages. Some nationalities holding valid US, UK or Canadian visas are also exempt. Check tciatourism.com for your specific nationality.

Is there Uber or Lyft in TCI?

No. Neither Uber nor Lyft operates in TCI. Hire a car from around $60 per day. This is the best option for most visitors. Taxis are available but charged per person, not per vehicle.

What is the best time of year to visit?

Peak season is December to April with the best weather and highest prices. The resident recommendation is April to May: good weather, fewer crowds, lower prices and no waiting for beach chairs. Hurricane season is June 1 to November 30, with peak risk mid-August through September.

What currency is used in TCI?

US Dollars only. Cards are widely accepted on Providenciales but cash is important for local vendors, Fish Fry and outer island travel.

Is Grace Bay Beach really the world's best?

It has won the TripAdvisor Travellers' Choice World's Best Beach multiple times. The water is exceptionally clear, warm, calm (protected by a barrier reef one mile offshore) and the sand is genuine powder. The only honest criticism is that during peak season it can feel quite busy in the Grace Bay strip itself. Walk 15 minutes east of the main resort area and it thins out significantly.
