Property in Turks and Caicos
No annual property tax. No restrictions on foreign ownership. Fee simple freehold title. Some of the clearest property rights in the Caribbean.

No income tax, no capital gains tax, no inheritance tax, no annual property tax. The tax environment is one of the best of any property market in the world.
Grace Bay is among the highest-yield short-term rental markets in the Caribbean. Many properties generate 10 to 15%+ gross annual yields (model a villa) via platforms like VRBO and Airbnb, as well as through resort rental programmes.
Grace Bay beachfront property has appreciated consistently over 20 years. New supply is limited by geography and planning. Demand from North American and European buyers continues to grow.
Engage a TCI-qualified property lawyer before signing anything. Both buyer and seller have their own attorneys. Expect legal fees of typically 1% of purchase price.

Title search at the Land Registry, surveying if required, strata document review. 30 to 60 day period typical.

The Loren Hotel Group's third property globally, after Bermuda and Austin. A 12-acre development on Babalua Beach minutes from PLS airport. Design architect: Rhode Partners. Amenities include 3-pool beachfront deck, spa, open-air restaurant, fitness centre, tennis courts, kids' club and a 32-slip private marina. Topped out at floor five in 2025.
The architectural centrepiece of South Bank Resort's 31-acre Long Bay Beach community, and the first Caribbean project by Italian architect Piero Lissoni. 17 "suspended" Sky Villas from 2,950 sq ft two-bedrooms to a 12,630 sq ft five-bedroom penthouse. Resort services managed by Grace Bay Resorts. Access to TCI's first man-made lagoon, fully serviced marina, two restaurants and direct Long Bay Beach access. Topped out 2025, completing 2026.
Mixed-use development on Grace Bay, opposite Graceway Gourmet. 1 to 3 bedroom residences and two penthouses with European-inspired contemporary architecture. Unique advantage: owners are not forced into a rental programme, unlike most branded TCI developments. Lockout feature on multi-bedroom units for flexible rental income. Ground floor: restaurant, morning café, boutique retail and gym. Developed by Rockfin Group. Topping out ceremony held March 2025.
The St Regis brand's TCI debut on a 607-foot stretch of Grace Bay Beach, one of the longest beachfront positions currently in development. St Regis hotel services including 5 pools, tennis, pickleball, spa, gym, casino and three F&B outlets. Exclusive rental management through St Regis. Currently under construction.
Expansion of the iconic Point Grace resort on 9.5 oceanfront acres. 38 two-to-five-bedroom condos and 16 casitas each with private pool and garden. Designed by SWA Architects and AD-100 Young Huh Interior Design. Amenities include adults-only pool, three family pools, world-class spa, pickleball and oceanfront dining. Mandatory rental programme participation. Completing late 2026.
Europe's oldest luxury hotel brand makes its TCI debut east of The Venetian on Grace Bay. 119 branded residences and 4 beachfront villas on 11 acres, with fine dining, sports centre, pools, hot tubs and spa. Developed by JTRE. Mandatory rental programme. Construction started October 2025. Completing Q1 2028.
